Real estate judgment.
Evidence you can inspect.
Thomas J. Hall leads Hall Capital Advisory, a Dallas-based real estate capital advisory firm. He works directly with public entities, institutional investors, family offices and developers, carrying the analysis through to the capital decision.
His background combines brokerage and development analysis with accounting, data engineering and district research. He built the firm’s analytical framework to make its evidence open to scrutiny. Source standardization remains in progress; unavailable readings and evidence gaps remain visible.

Real estate
Brokerage, advisory, development analysis, underwriting and transaction work across Texas, the Southeast and the Southwest. Advises developers, family offices and institutional partners, alongside the cities and districts that commission a reading.
Data and operating capability
Led an international team of thirty-two at RealPage, a major software platform serving the single-family rental industry, with more than four thousand property-management organizations and over a million rental homes on the platform. Senior roles at Selkirk Technology and Baan Supply Chain Solutions, on programs that carried revenue targets in the hundreds of millions for Fortune 50 clients.
83 downtowns are read from 86 separately named public sources, no two of which publish alike. A county roll, a business register and a zoning boundary describe the same street in three different vocabularies. They are reconciled, joined, and clipped to one declared line.
Hall Capital Advisory has built a repeatable district-level analytical architecture and is standardizing its production data so the same reading can be produced in every city under one methodology. That standardization is in progress, not finished. Where the evidence does not meet the standard, the system withholds the reading rather than manufacturing comparability.
Research and publication
Two volumes in print and a shelf of applied papers, each printing its band cuts, its weights and its sources. Licensed rather than distributed free, and versioned rather than edited, so a figure quoted from an earlier edition stays checkable.
The Return Ladder, the Baseline Coverage Score, the District Premium Score and the Mandate Scale. Every cut on every scale is published, because a threshold nobody can see is a threshold nobody can dispute.
83 American downtowns read inside the boundary each city adopted, on business tenure, four-year turnover, largest private holder and the residents and workers the boundary holds. Free, with the method and the gaps stated.
Research coverage and firm record
The record, counted
TWENTY-FIVE YEARS · 83 DOWNTOWNS · TWO STATES · FOUR INSTRUMENTS
Each inside the boundary its own city adopted, on three readings and one structural base.
No two publish alike. A county roll, a business register and a parcel layer disagree before any of them is read.
The Return Ladder, the Baseline Coverage Score, the District Premium Score and the Mandate Scale, every cut printed.
Versioned rather than edited, so a figure quoted from an earlier edition stays checkable.
An international team, on a platform carrying more than four thousand property-management organizations.
